Cost Approach

Our appraiser uses data on local labor rates, building costs and other considerations to determine what expenditure would be needed to build a property like the property he/she is appraising. This determination normally places an upper limit on the value of a property.

Sales Comparison Approach

Our appraisers are very knowledgeable about the areas in which they work. They comprehend how various features are valued by local residents. The value of a property is compared to similar properties that have recently sold in the area. The value of the property being appraised will be determined with the value of recent sales in mind, with value being added or subtracted based upon the presence or absence of additional features.
